Korean brokerage fees are regulated under the Certified Public Estate Agent Act, which sets maximum rate tiers based on transaction amount. For purchases and jeonse, rates range from 0.4% to 0.7% depending on price — with fee caps applying to the lowest tiers. For monthly rent, the tool automatically converts the transaction to an equivalent deposit amount using the formula: deposit + (monthly rent × 100), then applies the same rate table. This conversion formula is the official method specified by Korean housing regulations.

Fees are calculated by multiplying the transaction amount by the applicable rate tier. For example, a 300M KRW purchase falls in the 200M–900M tier at 0.4%, giving a fee of 1,200,000 KRW plus 10% VAT = 1,320,000 KRW total.

What is the fee for a 500M KRW home purchase?

A 500M KRW purchase falls in the 200M–900M tier at 0.4%. The fee is 500,000,000 × 0.004 = 2,000,000 KRW, plus 10% VAT of 200,000 KRW, for a total of 2,200,000 KRW.

How is the monthly rent brokerage fee calculated?

Monthly rent transactions use a converted amount: deposit + (monthly rent × 100). For example, a deposit of 50,000,000 KRW and monthly rent of 500,000 KRW gives a converted amount of 50,000,000 + 50,000,000 = 100,000,000 KRW. This falls in the 50M–200M tier at 0.5%, capped at 800,000 KRW.

Are the rates shown the maximum or exact fees?

The rates shown are the legal maximum. Actual fees can be negotiated lower. However, brokers cannot charge more than the maximum rate for the applicable tier. This calculator shows the upper limit so you know your rights before negotiating.

Is VAT included in the brokerage fee?

VAT (부가가치세) of 10% is charged on top of the brokerage commission. This calculator shows both the base fee and the VAT-inclusive total. Not all brokers charge VAT (registered businesses must, unregistered individuals may not), but it is safest to budget for it.

Do these rates apply to officetels or commercial properties?

The rate table in this calculator applies to residential homes only (apartments, detached houses, multi-unit housing). Officetels and commercial properties (상가, 오피스) have different rate regulations, typically up to 0.9% negotiated freely. This calculator does not cover those.

Can I use this for jeonse contracts?

Yes. Select the jeonse tab and enter the full jeonse deposit amount (보증금). The same tiered rate table as purchase transactions applies. For example, a 200M KRW jeonse deposit falls in the 50M–200M tier at 0.5%, with a maximum fee of 800,000 KRW plus VAT.

What if my transaction amount is above 1.5 billion KRW?

For transactions above 1.5 billion KRW (≥ 1,500,000,000), the rate is 0.7% with no fee cap. For a 2 billion KRW transaction, the fee would be 2,000,000,000 × 0.007 = 14,000,000 KRW, plus 10% VAT = 15,400,000 KRW total.
